We purchased this property in 2021 as derelict shell that had not been lived in for many years. It had no running water, gas or electricity but it had great potential.

We went through full planning to convert the house into two beautiful apartments.  In doing so we brought this charming Edwardian era building back into use whilst increasing its energy efficiency and vastly enhancing its functionality and design.

Phase 1 - Design & Planning

As part of our due diligence when purchasing the property, we checked for successful planning applications in the surrounding area. We found that a similar neighbouring property had been successful obtaining permission to convert into apartments, which gave us confidence to pursue this project.

We wrote our own planning application to save having to hire a planning consultant. This worked well and permission to convert into two apartments was granted in October 2021. 

​

We acted as Principle Designer for CDM purposes and brought in our subcontractors to begin work once Demolition and Asbestos surveys had been completed. 

 

Phase 2 - The Build

  • Specialist asbestos removal 

  • Complete rip out all degraded material

  • Cut back of heavily over grown garden

  • Knockout for new doors and windows 

  • Back to brick strip out of walls at lower ground

  • Replacement of second floor roof, fan light install

  • Erection of new internal walls 

  • Replacement / reinforcement floors

  • Complete re-plumb and re-wire (Ryefield board used to split single phase supply)

  • Under house drainage system refurbishment

  • Full internal insulation upgrade

  • Complete re-plaster 

  • New double glazing and composite doors

  • Fire/sound proof rail system to lower ground unit

  • Wired fire alarm system 

  • New kitchen and bathrooms

  • Construction of fencing and decking in rear yard
